Could Someone Actually Claim Ownership of a Vacant Front Royal Property?

It's a common worry once a house sits empty: could a squatter or unwanted occupant eventually claim the place as their own? In Virginia, the bar is set deliberately high. Adverse possession requires 15 years of continuous, uninterrupted possession (Va. Code § 8.01-236, § 8.01-237) — not months, not a couple of years, but a decade and a half — and the possession has to be hostile, actual, open, exclusive, and unbroken that entire time.

Virginia also adds a wrinkle most states don't have: the occupant generally needs "color of title," meaning some paperwork, even flawed or irregular, that appears to establish ownership. Without it, a true squatter's path to legal ownership is even steeper here than in many other states.
